When you work with us, we will have your best interest in negotiating through a contract to making the right offer on your dream home. By scheduling an appointment with any one of our team members we will spend time finding out your wants, needs and desires. We will walk you thru the process of home buying and the current market trends. If you are not yet pre-approved or don’t have a lender; we work with a handful of exceptional lenders that we will share with you, as a pre-approval letter is needed to enable us to look at homes with confidence. After all of that is in place, we will set up a search within your buying power to find your dream home. Making an offer comes next, and we will guide you through making the right offer on that dream home. Next, we will be ordering a home inspection and if there are any repairs needed at this point, we will discuss and negotiate from the home inspection report on your behalf. Your lender will at this point move forward on ordering the appraisal! Once your loan is approved you will get a clear to close, and we wait for the closing day but just prior to we will schedule a walk-thru of the home to make sure it is just how we found it when we entered into the contract. Congratulations as after that you are the proud new owner of your dream home! We look forward to helping you in this process of becoming a new homeowner!


Sellers

When you work with us, you can rest assure that you will have our knowledge, expertise and negotiating skills at work for you to arrive at the best market prices and terms. We will keep you up to date on what is happening in the marketplace and the price, financing, terms and conditions of competing properties. With our team at Beaches within Reaches Realty, you will know exactly how to price and when to sell your property. Once we agree on the price and you review and sign the listing paperwork, we will schedule an appointment with our professional photographer. We will grab a copy of the key to your house so we can place a lockbox on the house and a sign in the yard. Once the house is active in the MLS the showings can start and we start receiving the offers. We will guide you in evaluating and negotiating all offers. Buyers will order a home inspection and any repair requests will be discussed and negotiated with you. The appraisal will be ordered by the lender and they will give the clear to close once the buyer has met all financing conditions. On closing day the buyer will do a walk-thru of the house and I will gather all keys from you to exchange with the Title company to give to the new buyer!
