Next, we will be ordering a home inspection and if there are any repairs needed at this point, we will discuss and negotiate from the home inspection report on your behalf. Your lender will at this point move forward on ordering the appraisal! Once your loan is approved you will get a clear to close, and we wait for the closing day but just prior to we will schedule a walk-thru of the home to make sure it is just how we found it when we entered into the contract. We will grab a copy of the key to your house so we can place a lockbox on the house and a sign in the yard. Once the house is active in the MLS the showings can start and we start receiving the offers. We will guide you in evaluating and negotiating all offers. Buyers will order a home inspection and any repair requests will be discussed and negotiated with you. The appraisal will be ordered by the lender and they will give the clear to close once the buyer has met all financing conditions. On closing day the buyer will do a walk-thru of the house and I will gather all keys from you to exchange with the Title company to give to the new buyer!
